A Cat A and Cat B fit out on behalf of The Crown Estate.
Located in the heart of Mayfair, we transformed 21 Sackville Street into a premium, contemporary workspace with a residential element on the upper floors. The 20,000 sq. ft building was comprehensively upgraded through light structural modifications, a full new MEP infrastructure, new lifts and expanded rooftop plant, alongside high-quality fit outs across four office levels.
A refreshed reception, improved circulation and new end-of-trip facilities support day-to-day use, while the overall approach enhances performance, efficiency and usability, creating a design-led workplace that balances heritage character with modern expectations.

A modern Mayfair workspace with sustainable upgrades.
The scheme includes a redesigned reception and communal stairwell, new basement end-of-trip facilities and the installation of new lifts, supported by expanded plant areas at roof level. Delivering a complete MEP upgrade required careful coordination and structural adaptation to accommodate new mechanical systems within a constrained rooftop environment.
Alongside the commercial areas, two private penthouse apartments were refurbished with new timber floors, kitchens and bathrooms, aligning the residential offer with the overall building standard and strengthening The Crown Estate’s Mayfair portfolio.
