18 Mole Business Park
A comprehensive transformation of 98,000 sq. ft of workspace for PATRIZIA SE.
At 18 Mole Business Park, we transformed a dated 1980s commercial building into a modern, multi‑use office and medical facility through an extensive refurbishment and reconfiguration programme. Working alongside our project partners, the team delivered a full shell‑and‑core strip out, followed by high‑quality Cat A and Cat B works that modernise the building and significantly improve long‑term performance. Upgraded services, refreshed interiors and reconfigured layouts create flexible, future‑ready spaces suitable for a range of occupiers.

A complete renewal of structure, services and workspace to create a future-ready building.
The project included the full replacement of external façade finishes, significant fabric and frame repairs, and the renewal of all roof coverings. Internally, upgraded toilet cores, circulation areas and new mechanical and electrical systems, including primary plant, formed the basis of the Cat A refurbishment, with Cat B works introducing cellular offices, meeting rooms, catering spaces and further service adaptations. To increase usable space, an upper‑floor terrace was infilled to form new first‑floor accommodation, while the former lower‑ground warehouse was reconfigured to provide expanded office areas and additional parking, supported by new entrance cores and extensive landscaping.
