Positioned on Kingsway between Covent Garden and Holborn, we transformed 33 Kingsway into a contemporary workspace through a comprehensive Cat A+ refurbishment. The 23,000 sq. ft building now features upgraded amenity areas, a refreshed reception and significantly improved natural light following the reconfiguration of the central atrium. Across the workspace floors, modern finishes, enhanced services and thoughtful detailing support comfort, flexibility and productivity for future tenants. The result is a design‑led, modern office environment that elevates the asset’s presence on one of Holborn’s key thoroughfares and strengthens its long‑term commercial appeal.

A contemporary upgrade combining architectural refinement and structural adaptability.
The project involved the full strip out of the basement, ground, sixth, seventh and eighth floors, enabling the delivery of new end-of-trip facilities and three floors of CAT A workspace. The team opened up the Kingsway entrance to create a more prominent, modern façade and revitalised the building fabric throughout. Behind the scenes, essential structural adaptations supported the introduction of new amenities and ensured the building could meet evolving occupier expectations. Together, these works create a high-quality, future-ready workspace that strengthens the building’s appeal within Midtown’s competitive market.
