We transformed the Bersey Warehouse for Aviva, reimagining a former textile factory as a distinctive Cat B office environment that blends industrial character with modern performance. Positioned on the corner of Coronet Street and Old Street, the redevelopment breathes new life into a tired asset, creating flexible workspace and wellbeing amenities that support Aviva’s wider campus vision. The result is a characterful, design-led building that respects its heritage while delivering high-quality contemporary space.

Restoring original fabric while layering in bold new additions.
Works included extending the basement, adding two new upper floors and delivering a full Cat B fit out throughout. The retained brick façades and factory-style windows preserve the warehouse identity, complemented by a glazed pavilion and terrace at roof level. Office accommodation is supported by ground and basement restaurant and retail space, alongside a dedicated gym, creating a vibrant, mixed-use workplace tailored to modern occupiers.
