Delivering a complex refurbishment at Senate House.
We delivered a highly complex refurbishment within Senate House, a Grade II* listed building, involving extensive strip‑out and structural intervention works. The project included the removal of all existing services, heavy structural demolition and new underground drainage and excavation works, carefully managed within a sensitive heritage setting. A new steel roof incorporating 110 glass panels was installed, alongside the creation of a new link connecting two buildings, transforming functionality while respecting the character of this landmark asset.

Integrating modern facilities within a live, heritage environment.
The scheme delivered new WC and shower facilities and a full Cat B fit out, including bespoke joinery, integrated AV systems, management suites, meeting rooms and a new restaurant. Throughout the project, four live communications rooms were maintained and a fully operational book store housing original manuscripts remained protected and accessible. Careful phasing and coordination ensured continuity of operations, demonstrating our experience delivering technically demanding refurbishments within live, historically sensitive environments.
