A transformation of a historic banking hall for Epsilon Real Estate Partners.
At One Hatton Garden and One Ely Place, we transformed a landmark 1870s bank building and its neighbouring workspace into modern, characterful offices, introducing new structural interventions, upgraded services and a Cat A+ fit out while preserving the grandeur of the original fabric. Working closely with Epsilon Real Estate Partners, MESH Construction Consultancy and dMFK Architects, the scheme revitalises this prominent corner of Holborn Circus through a carefully coordinated refurbishment.
The result is a series of ready-to-occupy workspaces that combine restored architectural detail with contemporary functionality, enhancing both performance and long-term appeal within this historic City-fringe location.

Considered structural intervention and modern fit out.
Within the double-height former banking hall, a new steel mezzanine and helical staircase increase lettable area while complementing restored timber panelling and original architectural detail. The basement vaults have been repurposed into high-quality end-of-journey facilities, retaining the original Chubb doors as striking historic features.
A new plant area was formed at second-floor level to upgrade building services, while the adjoining workspace at One Ely Place was fitted out to Cat A+ standard, including workstations, meeting rooms, phone booths, kitchenettes and breakout spaces, delivering contemporary functionality within a heritage setting.
