A Grade A transformation of Grosvenor’s 1930s Art Deco asset in Mayfair.
We transformed a historic 1930s building into contemporary Grade A office space through a comprehensive refurbishment and extension. Working with Grosvenor and Stow Capital Partners, and alongside Trehearne Architects, the team modernised 27,500 sq ft of workspace while retaining and celebrating the building’s distinctive Mayfair heritage. The refurbishment reconfigured the upper floors to create open, flexible layouts, enhanced the reception and renewed the terraces, including a new rooftop space with planting and improved access.

Sustainability shaped every decision on the project — from specifying 100% sustainable timber and low‑VOC materials to retaining the existing façade to reduce embodied carbon and preserve the building’s character. Art Deco–inspired detailing complements the original architecture, creating a cohesive aesthetic that bridges past and present. Behind the scenes, new services and carefully coordinated structural adaptations, including castellations to achieve an exposed‑services look, significantly improve energy performance, resilience and long‑term efficiency. Together, these interventions deliver a future‑proofed workplace that elevates design quality while meeting ambitious environmental goals.
