A fast-track transformation creating a 16+ education hub for Francis Holland School.
At Linhope House, we transformed a Georgian residential property in Marylebone into an inspiring, design-led learning environment for Francis Holland School Regent’s Park. Delivered through a 17-week programme, the 6,000 sq ft building has been sensitively reimagined as a dedicated 16+ education hub, combining its classic architectural character with modern facilities tailored to contemporary teaching.
Extensive refurbishment, upgraded services and carefully considered spatial planning create a calm, high-performing environment, with improved circulation and flexible learning spaces designed to support the school’s evolving needs.

A learning environment integrated into a Georgian setting.
Working closely with Francis Holland Schools Trust, we delivered a scheme that blends traditional features - such as the restored Reading Room and elegant Georgian façade - with state-of-the-art spaces for senior students. The design introduces a Think Lab, private soundproof booths, collaborative study areas and flexible teaching rooms.
At its heart is a new common room with tiered bleacher seating, a bio-farm green wall, presentation space and quiet zones, alongside a new reception, kitchen, canteen and refined classrooms, creating an environment that supports creativity, wellbeing and academic progress.
