Aspect House
A city-centre transformation delivering modern Cat A workspace for Charities Property Fund.
At Aspect House in Brighton, we transformed the upper floors of this prominent office building into contemporary, open‑plan Cat A workspace, creating 15,000 sq ft of flexible accommodation ready for new tenants. The refurbishment introduces improved layouts, upgraded services and refined finishes that enhance natural light and support a variety of working styles. Located close to Brighton Station, the scheme strengthens the building’s appeal for future occupiers, while complementary enhancements to shared areas ensure the asset continues to operate effectively as part of a wider mixed‑use environment.

Modern Cat A refurbishment with upgraded amenities and renewed arrival experience.
The project reinstated the second to fifth floors with exposed services, galvanised steel cable trays, VRF comfort cooling, raised access floors and linear LED lighting to create bright, adaptable office environments. We also remodelled the ground‑floor reception and entrance, refurbished existing WCs and showers, and introduced new MIP‑compliant facilities at lower‑ground level. Upgraded mechanical and electrical systems improve efficiency and reliability throughout, while refreshed finishes enhance the overall user experience. Delivered for a repeat client, the refurbishment provides high‑quality, future‑ready workspace that complements the building’s ongoing healthcare use on the lower floors.
