A new-build transformation delivering Grade A workspace in the heart of Soho.
We delivered the redevelopment of 8–14 Meard Street, a mixed‑use new‑build scheme located between Wardour Street and Dean Street in Soho. The project involved the demolition of a former film studio and commercial building located behind Royalty Mansions, followed by the construction of a new Grade A office building providing 29,000 sq ft of workspace across the first to fourth floors. The retained basement provides shell accommodation for a future gym, with new retail space introduced at ground floor level.

A discreet, design-led development shaped by its Soho setting.
The superstructure was carefully designed to suit the restricted access of Richmond Mews, with all structural elements limited to under six metres in length. Delivered within a dense urban environment surrounded by residential properties, offices and recording studios, the project required continuous noise and vibration monitoring throughout demolition and construction. The building features Schüco curtain walling, glazing, maple fins, terraces and concealed green roofs, delivering a high‑quality façade. The scheme was fully let to a single tenant ahead of completion.
