At 390 Strand, we transformed a 1970s Brutalist‑style building into a modern, fully fitted office environment as the latest addition to Legal & General’s Capsule workspace portfolio. Delivered in collaboration with Garnett & Partners, the scheme repositions the building to provide high‑quality, ready‑to‑occupy workspace in a prominent Charing Cross location. The refurbishment introduced upgraded services, refined interior finishes, new meeting and collaboration areas, and enhanced amenities designed to support flexible working. Together, these improvements create a contemporary, efficient workspace that meets the needs of today’s occupiers while elevating the building’s long‑term performance.

    Compact, flexible workspace designed for immediate occupation.

    The refurbishment reconfigured approximately 6,700 sq ft across six floors to create private, fully furnished offices arranged to accommodate between 8 and 20 workstations per level. Each floor has been carefully planned to offer efficient layouts, contemporary finishes and a consistent level of quality throughout, allowing tenants to move in immediately with minimal setup. Upgraded services, improved lighting and thoughtfully integrated storage further enhance day‑to‑day usability. The result is a flexible, well‑located workspace solution that supports Legal & General’s vision for adaptable, premium office environments designed around tenant convenience and modern working needs.
