At 210 Euston Road, we transformed a 1980s office building into a modern, expanded workplace through a full Cat A refurbishment and the construction of an entirely new seventh floor. The scheme reconfigures and enhances the existing floorplates, introducing improved layouts, upgraded services and high‑quality finishes that support contemporary occupier expectations. Just steps from Euston Station, the building now offers enhanced amenities, significantly increased usable space and a striking new architectural identity that elevates both its presence and long‑term performance within this key central London location.

    Expanded floorplates, renewed facades and modern Cat A workspace across nine levels.

    To increase lettable area, a new seventh floor was constructed with full curtain walling, creating a glazed rooftop façade. Six new staircases - including a feature stair linking the lower‑ground and ground floors - improve circulation and support refurbished retail and reception areas. Across nine office floors, the Cat A fit out introduced maximised ceiling heights, exposed soffits and a palette of oak and light industrial metalwork to enhance natural light and create crisp, contemporary interiors. Externally, renewed Portland stone, upgraded glazing and multiple landscaped terraces complete the transformation.
