A £26m Cat A and Cat B fit out for PATRIZIA.

Located in the heart of Covent Garden, we transformed Endell Street from a vacant former members club into PATRIZIA’s new international hub. Appointed to deliver the full refurbishment before progressing into a high-quality Cat B fit out, we were able to shape the building’s future workplace from the outset - considering the end use while delivering the core. Across six floors, the building has been reimagined as a state-of-the-art, hospitality-led environment, combining restored heritage features with contemporary design and high-performance upgrades to bring PATRIZIA’s real estate, infrastructure and technology teams together under one roof.

    A hospitality-led workspace that celebrates heritage.

    The scheme includes a redesigned reception with integrated café, new feature staircases, an auditorium, agile working floors, a kitchen bistro and a client bar and lounge. Structural interventions saw façade walls re-aligned to meet modern thermal performance while reinstating a reclaimed brick finish, alongside new staircases craned into position within a triple-height void. At upper levels, the boardroom and pavilion were enhanced with new roof lights and high-quality finishes, creating a bright, contemporary meeting suite, while flexible sequencing and close collaboration ensured the programme remained fluid throughout this ambitious, design-led delivery.
