The seven‑storey building combines restored period detailing with contemporary design, upgraded building services and a series of sustainable enhancements. The project delivers upgraded offices across five floors, supported by new mechanical and electrical systems, refurbished superloos and reconfigured basement amenities that improve day‑to‑day functionality. A refreshed reception and enhanced façade ensure the building remains in keeping with Pall Mall’s historic streetscape, blending contemporary finishes with heritage character. Roof terrace improvements, along with a series of sustainability measures, elevate the overall scheme and promote wellbeing. Together, these enhancements create a high‑quality, future‑ready workplace that celebrates its prestigious St James’s setting while meeting the needs of modern occupiers.

'Situated in the prestigious St James’s Conservation Area, this elegant Grade II listed building required a sensitive modernisation to align with The Crown Estate’s product standards. To achieve this, a full refurbishment of both the exterior and interior was undertaken. Internally, our design approach focused on honouring the building’s historic character while thoughtfully incorporating modern amenities. Enhancing energy efficiency and prioritising sustainability were also key objectives. In collaboration with Collins Construction, we have delivered a meticulously finished space that meets the market’s expectations for high-quality managed office space.'
