Design and build refurbishment at 1 Vine Street on behalf of The Crown Estate.
We transformed 1 Vine Street into a hospitality-led workplace defined by clarity of design, flexibility and high-quality finishes. Delivered from Stage 2 through a collaborative design and build approach, the project introduces a flexible Cat A workspace on Level 3 and a crafted Cat A+ environment on Level 4, seamlessly blending operational performance with an elevated tenant experience. Bespoke joinery, distinctive lighting, integrated planting and carefully selected materials shape a warm, contemporary setting that supports both day-to-day functionality and long-term value, creating one of The Crown Estate’s newest flagship workspaces.

Designing a hospitality inspired workspace within an occupied building.
Working closely with Basha-Franklin and The Crown Estate, we aligned design, technical coordination and delivery from the outset to embed quality and buildability throughout. Level 3 provides a future-ready Cat A floorplate with upgraded services and refurbished amenities, while Level 4 delivers a crafted Cat A+ space with bespoke joinery, high-quality finishes and enhanced tenant facilities. Sustainable materials and a refreshed reception complete a welcoming, contemporary environment.
Delivered within a live building, the programme required careful planning and close collaboration, enabling us to bring high-quality space to market efficiently and on schedule.
