A modern transformation delivering Landsec’s flagship Myo workspace.
Located in the heart of New Street Square, we transformed 45,000 sq. ft into Landsec’s flagship Myo flexible workspace, creating a modern, wellbeing-driven environment with premium amenities and a 5,000 sq. ft wraparound rooftop terrace. Over 14 months, the team delivered extensive building-wide infrastructure upgrades, a rooftop extension and a high-quality Cat B fit out across six floors. The result is a contemporary workspace that strengthens Myo’s position at the top of the flexible office market.

A modern, sustainable workspace shaped by structural ingenuity and design excellence.
The project required significant structural modifications, including rebuilding 25% of the plant to accommodate a new sixth‑floor rooftop pavilion. We extended lift access, refreshed the façade and introduced Spanish‑style planters, while modernising staircases and coordinating complex service upgrades throughout. A carefully planned scaffold strategy was essential due to the live car park and cycle store below, ensuring safe access and protection of neighbouring structures. Working with Hive Group and Ekkist, the scheme achieved WELL Platinum and a NABERS 4.5 Star rating. A phased handover brought the building to market sooner for Landsec’s Myo brand.
