A City transformation delivering flexible workspace for Barings Real Estate.

At Capital House, we transformed two office floors within this prominent 110,000 sq ft building to create modern, sustainable workspace in the heart of the City. The refurbishment and fit out programme delivered high‑quality, open‑plan environments designed to enhance flexibility, support tenant wellbeing and elevate the building’s appeal, while also improving overall carbon efficiencies through upgraded systems and materials. The team also created two new outdoor terrace spaces on levels six and eight, providing valuable external amenity areas that further strengthen the building’s offer and enhance tenant experience.

    Modernised workspace with upgraded amenities and renewed terraces.

    The team stripped out the existing layouts and completed the fit out of approximately 14,000 sq ft on each floor, introducing a new raft ceiling design, refreshed communal areas and upgraded services throughout. New toilet facilities further improve the user experience, while the terraces on levels six and eight were fully renewed to create usable outdoor spaces that strengthen the desirability of the floors. Together, these upgrades provide adaptable, contemporary workspace tailored to meet the needs of incoming occupiers.
