At 78 Duke Street, we transformed a terrace of period properties into a single 14,300 sq. ft mixed‑use development, delivering a luxurious, fully fitted workplace above new retail and hospitality space. Working closely with Grosvenor, the team completed an extensive refurbishment followed by a high‑quality fit out that restored the heritage fabric while introducing contemporary detailing and upgraded building services. The result is a refined, move‑in‑ready office environment that blends character, craftsmanship and modern performance, enhancing the building’s long‑term appeal within this prestigious Mayfair setting.

A premium transformation of Grosvenor’s mixed-use Mayfair asset.
Built in 1886–1887, the properties were sensitively upgraded to improve thermal performance and support Grosvenor’s sustainability goals. Works included a new roof, restorative repairs to the external fabric and the careful retention of original façades and sash windows. Internally, extensive structural alterations reshaped the building: the rear lightwell was infilled, a new core and staircase were introduced to provide step-free access, and services were entirely renewed. A communal terrace featuring biodiverse green walls further enhances wellbeing and amenity.
Across the upper floors, we delivered 5,200 sq. ft of premium ‘plug and play’ workspace, fitted out with boutique fixtures and refined finishes to create a sophisticated, contemporary setting for incoming tenants.
