8-14 Meard Street, located between Wardour Street and Dean Street, is a mixed use new build development comprising 29,000 sq ft of office space from the first to fourth floors.
The scope of works included the demolition of the existing film studio/commercial building located behind Royalty Mansions in Soho.
We then constructed the new commercial space from ground to fourth floor. The existing basement area has been retained to provide shell accommodation for a new gym, as well as new retail space at ground floor overlooking Meard Street.
The superstructure was designed within the parameters of what could physically fit down the dead end street of Richmond Mews, limiting the length of structural elements to less than 6 metres.
Demolition and construction of the grade A modern office building was within tight constraints, as the building is surrounded by residential property, offices and recording studios. The use of noise and vibration monitoring was in place during all demolition and construction operations.
The external facades installed were a combination of Schueco curtain walling, glazing, maple fins, terraces & green roofs, hidden away to such an extent that members of the public cannot see these striking details. The building was let to one single tenant months before completion.
