Collins completes 9-12 Bow Street on behalf of RLAM

We completed 50 Floral Street earlier this year, and now the adjacent property 9-12 Bow Street is also complete.

Working with our client Royal London Asset Management, and our partners Atelier Ten, Buro Happold, Gardiner & Theobald LLP, Garnett Architecture LLP, HartDixon, Heyne Tillett Steel and Krasenlach Ltd, the team has completed a Cat A fit out across 9,000 sq ft that has preserved and emphasised the property's 18th century warehouse character within a modern, boutique-office environment.

A key part of the brief was to uncover, preserve and make central the features that give the two addresses their identities. The team has carefully restored exposed brickwork, while original timber roof trusses and historic hoist beams remain visible throughout, creating a strong connection to the building's past.

Further enhancements, including upgraded windows, improved building services, polished concrete finishes and a refurbished lift, provide the flexibility, comfort and performance expected from today's workplaces. We have also transformed the basement to provide secure cycle storage, showers and WCs, offering wellbeing elements to the new occupiers.
A landscaped courtyard connects both Bow Street and Floral Street providing valuable outdoor amenity space in the heart of Covent Garden.

The team delivered the works within a live retail environment, requiring meticulous planning, with logistics coordinated around restricted delivery periods and the demands of a busy West End location.

The result combines the character of a restored warehouse with the quality and craftsmanship required to meet the expectations of modern occupiers.
