Collins appointed to major Fitzrovia refurbishment

Collins Construction has been appointed by repeat client Derwent London to deliver the refurbishment of Middlesex House, a 55,000 sq. ft office building in Fitzrovia.

Spanning five floors, the scheme will enhance and reposition the existing asset, creating a premium workplace environment for future occupiers. The project includes a combination of Cat A and Cat B workspace, alongside the delivery of a new courtyard reception and upgraded occupier amenities.

A key feature of the scheme is the transformation of the roof terrace, which will create a landscaped destination within the building. Incorporating extensive planting and soft landscaping, the space has been designed to provide occupiers with a calm and flexible environment for collaboration, informal meetings and breakout use while offering views across Fitzrovia.

The project also includes significant structural modifications to accommodate increased loading requirements, together with the careful coordination of fire strategy measures, building safety requirements and building services integration.

The Collins team has already been on site for six months, carrying out early works including strip-out, new roof construction, M&E first fix and structural interventions. Working within a live occupied environment, the project will require detailed planning, phased delivery and close coordination to maintain programme momentum while minimising disruption to building users.
