We have recently completed a Cat A refurbishment to an existing office building situated in High Holborn, on behalf of Morgan Capital Partners & AXA. Following vacant possession towards the end of 2016, Morgan Capital, working with AXA Investment Managers, commenced the comprehensive refurbishment of the building with the aim of capitalising on the increasing demand for modern office space in the location. The scheme has resulted in a 30% increase in floor area, from 39,848 ft² to c. 53,000 ft².
Positioned on a prominent corner of High Holborn and Smart's Place, this 53,000 ft² modern office development benefits from seven expansive upper floors with terraces throughout. Beautifully designed, One Smart's Place provides bright efficient space with floor to ceiling glazing and excellent natural day light.
The project included the creation of two new floors, terrace areas, a Cat A fit out to all office spaces and a new enlarged entrance reception area at One Smarts Place.
The majority of the façade was replaced with new GRC brickwork panels, with the remaining areas retained and refurbished or extended via a traditional brickwork method.
A newly positioned central core, reception and changing facilities as well as two new shell and core retail units were also constructed.
