Landsec

Collins delivered the high-end Cat B fit out to four levels of office space within Dashwood for repeat client, Landsec. 

The scheme is part of a programme of projects across 14 of the building’s 17 floors and totaling approximately 120,000 ft². The programme will deliver three different workspaces including Landsec’s Blank Canvas, Customised and Myo.

The £6 million Cat B fit out has bought to life Landsec’s second location for their flexible office space, Myo. The programme for the Myo scheme included structural alterations to the building, followed by a high end fit out to create a new reception area, meeting rooms, phone booths, break-out areas, kitchens and tea points, and customisable office space.

One of the main complex structural features of the space is also a striking feature point. The staircase linking levels seven and eight opens up the interior to lots of natural light. A structural double-height staircase spatial grid was also installed to enhance the openness further.

Collins took out five floors of the glass curtain walling to hoist the staircase in through the front of the building. We then removed the entire floor slab on level eight before creating a new floor with the staircase opening pre-formed. Despite its challenges, this allowed the team to use a better quality of materials as pieces were built offsite as complete pieces rather than having to be broken down onsite, resulting in seamless construction.

Future proofed for flexibility

The brief for Myo was to offer businesses bespoke and tailored office space. This need for ongoing and future flexibility was the driver of the refurbishment and fit out programme. Working closely with Landsec and Bluebottle, we have delivered a space that can be transformed to the requests of the tenant. The high-level services and future-use acoustic treatments have been designed and co-ordinated for maximum flexibility and rapid turnaround of future tenant office designs.

WELL building standard

The Myo project has already been awarded pre-certification Gold WELL Building Standard accreditation.

Collins has sourced materials that do not emit Volatile Organic Compounds (VOCs). Rigorous end of construction testing for air quality ensures we deliver a space that is free from pollutants and is healthy for the people who use it.
