Working alongside The Fairhursts Design Group, Parker Wilson Consulting, m2atelier, and Pierce Hill, the Collins team has transformed an empty floor at 10 Queen Street Place into 11,000 sq ft of modern, dynamic workspace of exceptional quality.
The space was delivered as a bespoke solution, designed and delivered to accommodate ION Group’s global clients and investors, and incorporates advanced digital technology and the highest quality of design, finishes and materials throughout.
The team had to work around the existing building structure and constraints of the 1980s building. By bringing Collins on at the start of the process, we were able to create additional value through early engagement with the design team on construction issues, material selection, and procurement of key subcontractors to ensure the client’s fit out ambitions could be achieved within the confines of the building.
The team front loaded the programme and started the strip out earlier than originally specified. This gave the client and design team the opportunity to inspect the key base build elements and identify those that were to be retained and exposed. The early strip out also allowed for the opening up of the concrete waffle ceiling so the architect could develop a restoration proposal and enable early works to progress. The team sandblasted the waffle slab ceiling to restore and reuse as a key feature of the new workspace, as well as exposing the services to create an industrial feel.

Careful planning and technical coordination with the design team ensured nothing was compromised in the delivery of the boutique trading floor, which was technically complex to achieve whilst balancing the client’s technical requirements with their brief of keeping the aesthetics of the floor as minimalist as possible.
A standout feature is the cutting-edge conference area that can be quickly and easily adjusted to form individual spaces for secure meetings. The team installed easily configurable moveable acoustic wall panels, cemento panelling and glazed partitions, as well as appointing a leading acoustician to advise on the process.
With the 11,000 sq ft office space designed to be completely geometric, every detail needed to line up perfectly. The planning, precision, and delivery from our team is testament to our high-quality standards in Cat B delivery.
