£8M Transformation of JP Morgan’s 45 Pall Mall Workspace.
Collins has successfully completed the 66,000 sq.f.t transformation of 45 Pall Mall, on behalf of client JP Morgan.
Working through a highly planned and sequenced programme, the team coordinated with its partners, Hart Dixon, MoreySmith, Parmabrook, Turner & Townsend alinea, GDM, Longevity Partners and ORSA to create an exceptionally high-quality workspace on one of the most London’s most prestigious streets.
Our extensive structural works has extended the building by adding a new 1,076 sq.f.t roof terrace; we have upgraded the tired façade to create a stylish and prominent face for Pall Mall.
With the 5th floor fully occupied, the team developed a structural and logistical strategy to enable the removal of the roof and implement services while ensuring minimal disruption for the current tenant offices.
Early collaboration with structural engineer Parmarbrook enabled the team to examine the existing structure's stability and plan the sequencing for the relocation of the existing roof plant to make way for the new roof terrace.
The addition of a green living wall brings nature to the sixth floor, enhancing the building’s sustainability assets and promoting wellness among users.
The intensive structural work to create for 45 Pall Mall tenants, one of the most spectacular views over London, required the team to navigate hoists and temporary works on a busy thoroughfare, careful stakeholder management of neighbours and Westminster Council, and the installation of a new plant room deck and mansard within a live building with tenants directly underneath.
The team also worked closely with Architects MoreySmith to deliver a high-quality reception space with bespoke design features through a phased approach.
The team’s focus was the alignment of every feature to create a harmonious final finish. The renewed façade, including a new front and rear entrance with an illuminated protruding canopy, now offers a distinct arrival experience.
The high-quality finishes carries through to the new end trip facilities, with top of the range amenities providing users with a welcoming arrival experience.
This high-end quality is clear, from flooring and bespoke joinery details to the luxurious marble and leather accents. Every detail is considered and complements the buildings elegant historic surroundings.
Through this seamless fit-out and refurbishment, Collins and its partners have transformed the space to not only enhance the aesthetic appeal but future-proof the building to meet the demands of modern working environments.
Scott, Bannon, Collins Construction Divisional Director, said: “Significant structural modification has added value to the base structure and longevity to the building. As a result, we have turned this tired building into a sustainably upgraded, premium asset on London’s Pall Mall.
The building façade and entrance is now one of the most prominent in the area; the high-quality is apparent and this was all achieved by close collaboration with our partners and the careful navigation around building tenants who remained in occupation throughout works.”
