Our team has successfully completed the transformation of Myo New Street Square, Landsec’s £22 million flagship Myo office space and Collins’ third fit out for the Myo brand.
On site for 14 months, and working with dMFK, Blackburn & Co, Exigere, Hive Group, Ekkist and Parmarbrook, the team has delivered extensive building wide infrastructure and roof top extension works and Cat B fit out, to turn 45,000 sq. ft into a flexible workspace with stylish amenities as well as create a 5,000 sq. ft wraparound roof terrace.
This has been a unique and challenging project to transform a landlord’s asset into a modern, sustainable and wellbeing-driven space for its users, requiring significant structural modifications, with 25% of the project rebuilding the plant to make way for the sixth-floor rooftop pavilion.
The team followed the structural works with six floors of high-quality Cat B, implementing a phased handover to increase the speed of taking the building to market.
Improvements to the existing structure included extending lifts access across the floors, refreshing the façade and introducing Spanish style planter boxes, modernising all staircases and upgrading all services with a challenging ceiling coordination programme.
Careful consideration was given to scaffold placement due to the presence of a car park and cycle store beneath the building, connected to neighbouring structures and stakeholders. This required meticulous coordination to avoid overloading the square and to ensure no disruption to the spaces below.
Working closely with Hive Group and Ekkist, the team has secured a WELL Platinum for the asset as well as securing for the scheme a NABERS 4.5 star rating, achieved through the highest quality design, materials, and delivery.
Ryan Cleanthi, Divisional Director, said: “The investment a landlord makes in their assets to change the fabric of the building and create a modern, sustainable space for its occupiers, will shape the fabric of London’s buildings for the future. Landsec is a leader in its commitment to the future-proofing of buildings and with Myo New Street Square its flagship Myo space, it has become the leader in the top bracket of the flexible office market. This has been a challenging scheme in a constrained site and the result is testament to the team’s commitment to achieving Landsec’s ambition.”
Natasha Morris, Head of Myo at Landsec, said: “What we've created in collaboration with Collins is ideally designed and delivered to meet modern ways of working - especially the pivotal rooftop terrace. Collins' flexibility and support has been critical to the project's success, and the standard of finish is exceptional."
