Collins has completed the luxury office refurbishment and fit out at 35 Dover Street, Mayfair, to create a best-in-class office product fit for its client Tokoro Capital.
Working with architectural interior designer Maison Arabella and Orbit Architects, Collins has transformed what was the former, exclusive women-only Empress Club that opened in 1887, turning it into 10,000 sq. ft of stylish, high-end workspace for Mayfair occupiers.
The team has structurally modified the office floors to increase space and rationalise layouts, opening up narrow corridors to allow tenants to easily navigate the building. Structural modifications to the reception entrance have further increased the floor space and now provides bike storage and shower facilities.
The design brief for 35 Dover Street was to maintain a standard of luxury and elegance appropriate for a Mayfair address and to use high-quality materials and bespoke joinery throughout.
The reception fit out includes the installation of bespoke cut marble stone slabs to create a marble floor inspired by old world tailoring and celebrating the fashionable location of the building.
The uniquely cut pieces of marble, inspired by the pattern cutting technique, create panels of cloth like pieces in four different stone finishes to adorn the entrance flooring. This is coupled with a statement feature light that brings homage to the buildings original use as a Ladies members club.
Celebrating the building’s inherent architectural details, the team reinstated a statement arch to the entrance cladded in mirror polished black metal.
The team brought the original staircase back to its original grandeur by restoring the marble feature stairs and adding a soft textured runner. The restored staircase now provides a striking contrast to the modern lift shaft clad in a panelled effect of matte and gloss black patina metal. The existing balustrade has been reworked to allow for the existing features to be kept and new elements injected for functionality and aesthetic.
The team worked alongside Barbrook DM, Maison Arabella, Orbit Architects, Exigere, Cundall, Heyne Tillett Steel, Trigon and Sweco to deliver this high-end, Mayfair workplace.
