DWS has appointed Collins Construction to deliver the £11m refurbishment and fit out of Alder Castle, a 45,000 sq. ft. City workspace overlooking the historic London Wall.

The team will modernise this 44,721 sq. ft.1990s building, converting it into a premium office and co-working space, increasing lettable area and integrating outdoor areas within the building.

As part of the structural works, the team will install a steel frame to add a double height reception to approx. 44,721 sq. ft asset, opening the space before transitioning to a modern and high-quality Cat B fit out.

As well as supporting the curved glass façade of the reception, the steel structure will also act as the foundation for three new terraces on the 2nd, 3rd, and 4th floors connecting them to the existing fabric. The landscaping of the ground floor, adjacent to the London Wall will be the fourth outdoor space planned for the asset.

The team will deliver a Cat A fit out to the ground, first and second floor office spaces and Cat B fit out to the reception and a newly formed co-working area.

Throughout the process, the team will need to navigate historic and constrained environment, managing the steel installation in such close proximity to London Wall.

Geoff Hall, Project Director, said: “Our team’s structural expertise enables us to deliver a robust programme that will significantly transform Alder Castle from an office building in need of upgrade into a high-end environment with outdoor space on each floor. The Cat B element will be considered during the early stages so we can deliver the best possible programme for the client. On completion, the 45,000 sq. ft. workspace will offer users premium amenities and green spaces in an ideal location.”
